Moving to Raleigh–Durham: The Complete 2026 Guide

Most of my relocating clients arrive with the same three questions: Where should we actually live? What will it cost? And how do we figure that out without moving here first?

Here's the version I give on our first call — the one that saves people a wasted trip.

First, understand what "the Triangle" means

The Triangle isn't one city. It's three anchor points — Raleigh, Durham, and Chapel Hill — with Research Triangle Park in the middle and a ring of fast-growing towns around it: Cary, Apex, Morrisville, Holly Springs, Wake Forest, Fuquay-Varina, and more.

That matters because "moving to Raleigh" often ends with people buying in Apex or Wake Forest. Where you land depends far more on your commute, your budget, and the kind of housing you want than on the name on the sign.

What it costs in 2026

Raleigh's median home price sits in the low-to-mid $400Ks as of mid-2026, with the surrounding towns spreading meaningfully above and below that depending on how new the construction is and how close you are to RTP. Homes that are priced correctly move in roughly six weeks, and inventory hovers around three and a half months — still tilted toward sellers, but nothing like the frenzy of a few years ago.

Coming from the Northeast, California, or South Florida, most of my clients find their housing dollar goes considerably further here. Coming from the Midwest or a smaller Southern market, the Triangle can feel expensive. Both reactions are normal, and both are worth budgeting honestly around.

Property taxes in Wake County run around 0.7% effective on owner-occupied homes. North Carolina's state income tax is a flat rate, and Social Security isn't taxed at the state level — though other retirement income generally is.

Where the jobs are

Research Triangle Park anchors the region — pharma, biotech, and tech — alongside Duke, UNC, and NC State, plus a downtown Raleigh business core and an expanding Durham tech and life-sciences scene. If your job is in RTP, the towns that put you within a reasonable drive are Cary, Morrisville, Apex, and west Durham. If you're downtown Raleigh, look at Raleigh proper, Garner, Knightdale, and Wake Forest.

Traffic here is real but manageable by big-metro standards. Still: drive your commute at rush hour before you buy. A fifteen-minute Sunday drive can be forty on a Tuesday.

A note on schools: I don't rank or compare school assignments, because fair housing rules exist for good reason — and because assignment zones change. What I will do is show you exactly how to look up current assignments and district information for any address you're considering, so you can evaluate it against your own family's priorities.

How to run a house-hunting trip that works

  1. Get pre-approved before you fly. In this market, touring without pre-approval means you can't act when you find it.
  2. Narrow to two towns, not six. Tell me your commute, budget, and lifestyle, and I'll cut the list before you land. Seeing three towns properly beats seeing six badly.
  3. Let me pre-tour on video. I walk homes on video for out-of-state clients constantly — it eliminates the duds before you spend a Saturday on them.
  4. Build in a weekday. Drive the commute, eat somewhere ordinary, see the grocery store. You're buying a life, not a floor plan.
  5. Understand the due diligence period before you offer. North Carolina's contract structure is unusual — and expensive if you misunderstand it. That's a whole conversation of its own.

The honest summary

The Triangle rewards people who do their homework on location and move decisively on property. The towns are more different from each other than they look on a map, and the right one for you is usually obvious once someone who works here every week asks you the right five questions.
